


| Important Questions How is a Flat Fee Listing different from a Traditional Listing? A "Traditional Listing" is where you typically pay a 6% commission of the sales price of the house at closing. When your house sells, the agent who listed your house receives a 3% commission and agent who found the buyer receives the other 3% commission. What is different with a "flat fee" listing is there is no 3% listing commission, rather a low flat fee paid up front. You would however pay a 3% buyer's commission if an agent found the buyer. The other huge difference with "flat fee" is you have the opportunity to sell your house yourself and save the entire 6%. Your cost is only the low flat fee. Why do I even need to be in the MLS? This listing exposes your house to millions of people. The MLS is the secret to success of real estate sales, directly responsible for about 4 of 5 sales nationwide. About 85% of home buyers use a REALTOR® to help them locate a property. When a potential buyer contacts a Real Estate Agent regarding a home purchase, the Agent will search the MLS for homes matching the buyers' desires, wants and needs. Statistics show that homes listed on the MLS sell faster and at a higher price. What will help me sell my house myself and pay NO commision at all? King Realty will refer our leads on your house to you. Yes, you read that right. You can conduct "Open Houses". Place ads in area news papers, etc. What if my house is vacant or I don't want to deal with buyers? In that case, KRH will provide one of our Buyer's Agent who will conduct all showings and earn the 3% buyers commission. How do I determine my selling price? King Realty Homes will do a Comparative Market Analysis (CMA) on your property and advise you as to the best price to ask. How long will my house be listed on the MLS? The initial listing agreement reflects six months, however, we will continual to list your home until it sells or you request it to be removed. How do I place photos of my house in the MLS? You can email them or bring colored hard copies to our office. Each photo needs to be around 200 kilobytes in jpeg format. What if I want you to come to my house and bring the keybox and sign, you take the pictures, measure the rooms etc, etc? For an additional $99. Tarrant County ($199 other counties) we would be happy to handle that for you. What does "contract negotiation assistance" involve? First it means, don't sign anything until we have looked it over. Most offers will be faxed to our office by a buyer's agent. You will be contacted to discuss it. If you are dealing directly with a buyer we will help ensure the contract is completed properly. Again, don't be pressured by any buyer to sign a contract until we have advised you. How can you charge $495 when the traditional agent charges 6% of the sales price? Because you are doing some of the work a listing agent does. Yes $495 is a lot less than 3% of the sales price. But we make up the difference in volume.
